Crossing Pointe will add two buildings with 142 units at 104th and Colorado
Maiker Housing Partners has been awarded Federal and State Low Income Housing Tax Credits from the Colorado Housing and Finance Authority (CHFA) to support construction of Crossing Pointe South, located at 4220 E. 104th Ave in Thornton. The tax credit award bolsters other financial support from state and local entities that will pave the way for completion of the Crossing Pointe multi-generational community, which already includes Crossing Pointe North, built in 2018.
“We are so excited to finalize the second and final phase of the Crossing Pointe community,” said Maiker’s Executive Director Peter LiFari. “After the successful creation of 64 apartments for elderly families at Crossing Pointe North, the South buildings will complete the vision of an exceptional, inviting intergenerational community for low and moderate-income families in Thornton.”
The support from CHFA leverages private equity totaling over an estimated $18.7 million for this $46 million project, which is expected to be completed by early 2023. Crossing Pointe South will consist of two buildings offering 142 apartment homes for families earning between 30 and 70% of the Area Median Income (AMI). The community is conveniently located a quarter mile from Thornton’s Crossroads Station and is also within a 5-10 minute walking distance of retail stores.
The Crossing Pointe community provides critical affordable housing for families and seniors in need of housing options with wrap-around services. Housing is particularly needed in this area since Thornton has the highest median rent of all municipalities in Adams County at $1,150/month.
“When we look at the rising cost of housing in Adams County, affordable communities like Crossing Pointe are so crucial,” said Adams County Commissioner and Maiker Board Chair Eva Henry. “I’m excited to watch the growth of this community as we work to create more healthy living opportunities for seniors and families.”
The City of Thornton has been incredibly supportive of Crossing Pointe South, with financial contributions illustrating the commitment to furthering affordable housing in Thornton. With help from the architectural team of Van Meter Williams Pollack and Group 14 Engineering, Crossing Pointe South will follow Zero Energy Ready Homes and Enterprise Green Communities Certification to allow for energy savings and comfort for its residents. Maiker will serve as property manager for Crossing Pointe South and will also employ a Community Resource Navigator that will ensure collaboration with community agency partners, engage with residents on their needs and support activities.
