At Maiker Housing Partners, our mission is to disrupt generational poverty through socially conscious community development in Adams County. We carry out our work as an anchor institution with deep roots in the communities we serve.
We celebrated one major milestone in 2025: Maiker’s first-ever A+ rating from S&P. This achievement shows significant financial strength, and for an organization anchored in Adams County for the long haul, it means we can deepen our commitment. This A+ rating expands our access to capital, lowers our cost of borrowing and positions Maiker to issue bonds and finance housing in ways that were previously unavailable to us.
Affordable housing is the foundation of everything we do and as an anchor institution, we remain firmly rooted in advancing that work across Adams County. We don’t just build housing, we invest in the stability and future of this region. In this year’s annual report, you’ll find the moments we are celebrating: partnerships that strengthened our relationship with community members; development projects that will advance our housing pipeline; and Maiker’s program highlights that bring our mission to life.
Reflections from leadership
A message from Peter LiFari, Chief Executive Officer
Anchor institutions don’t retreat when the work gets hard. They build, they hold and they show up consistently over time. In 2025, that identity was on full display. In 2025, Maiker made significant strides in every area of our work. We strengthened our financial foundation, rehabilitated homes, preserved senior housing and advanced communities through acquisition. Throughout it all, we kept our members housed, supported and connected to opportunity.
Anchor institutions also hold the line when the work is contested. Developing affordable housing in high-opportunity communities, where life expectancy is longer and lifetime earnings are higher, faces real opposition. We engaged those challenges in good faith, centered on evidence and stayed grounded in the long-term outcomes our members deserve.
None of this happens in isolation. It is the product of strong partnerships, a committed team and the continued trust of this community. It remains the honor of my career to lead this work with the Maiker team.
A message from Emma Pinter, Board Chair
It is a privilege to serve as Board Chair of Maiker Housing Partners. Having long admired this organization’s work and its role in Adams County, joining the board in January 2025 has been both an honor and a responsibility I take seriously. This year’s theme, “An Anchor in Community”, rings true. Nearly 45% of Adams County residents are renters, and Maiker stands as proof that renting can mean affordable, connected, quality living.
In a turbulent economic year, what I am most proud of is how the Maiker team handled adversity. The stability is no accident. It is the product of long-range planning, rigor and a team that takes its responsibilities with true care. I am proud to serve an institution that gets it right with ethics, integrity and a deep commitment to the people of Adams County.

In 2025, Maiker launched and began implementing our 2025–2027 Strategic Plan, focusing on strengthening internal systems, delivering high-quality member services and advancing long-term housing and community goals. Many initiatives are designed as multiyear efforts, and 2025 represented an important year of execution, learning and foundation building across the organization.
Partner Spotlights
Food Bank of the Rockies
Maiker and Food Bank of the Rockies work together to provide nutritious food to our members through our on-site food banks. Food Bank of the Rockies supports Maiker’s food distribution program by providing access to bulk shelf-stable food purchasing, delivering food directly to Maiker communities and offering training and compliance guidance related to food safety and equitable distribution for our staff who operate our food distribution program.
Food Bank of the Rockies is proud to partner with Maiker Housing Partners to expand food access across 10 of their communities. The mission alignment between our organizations has fostered strong collaboration. By bringing hunger relief services directly to their members, we help reduce barriers to access essential resources, supporting vibrant, stable communities where all neighbors have the opportunity to thrive. In 2025 alone, this partnership helped provide 72,753 pounds of food, equivalent to 60,628 meals, directly to Maiker members' homes.

Kids First Health Care
Maiker Housing Partners and Kids First Health Care opened the Alto Community Clinic in 2025, with a shared commitment to increasing well-being through access to high-quality pediatric health care. The Alto Community Clinic provides services to children age 0-21 regardless of ability to pay, and offers discounted or sliding scale fees based on family size and income.
The co-located model we’ve built alongside Maiker Housing Partners is about meeting families where they are–literally and figuratively. When high quality pediatric health care is embedded within affordable housing communities, barriers fall away and members can focus on what truly matters: raising healthy children and building stable futures. This partnership reflects our shared belief that investing in resources to support our community is an essential investment in the health and well-being of children today and for generations to come.

Coloradans for the Common Good (CCG)
Maiker is a co-founding member of Coloradans for the Common Good (CCG), a community organizing initiative that elevates the voices of working families, local residents and the organizations that support them. CCG focuses on issues such as food security, affordable housing, childcare and living wages.
Highlights
Property Management
In 2025, Property Operations focused on strengthening core operations, modernizing systems and advancing housing stability, while navigating challenging leasing conditions. Strategic investments in people, technology and cross-department collaboration positioned the portfolio for continued success.
The portfolio closed the year with a 95% average occupancy rate, outperforming market and affordable housing benchmarks.
Foster Youth Initiative Vouchers
In September, Maiker partnered with Adams County to distribute Foster Youth Initiative Vouchers from U.S.Department of Housing and Urban Development. These vouchers provide housing support to individuals between 18-24 years old who are transitioning out of foster care and at risk of homelessness. Partnerships and programs like this are vital to Maiker’s mission to provide this type of support to ensure the community members in Adams County have access to resources like housing so they can thrive and disrupt generational poverty.
Family and Community Vitality
In 2025, Maiker Housing Partners continued to invest in programs and partnerships that strengthen housing stability, support mental well-being and foster connection across communities. Through coordinated resource navigation, community engagement and trauma-informed support services, Maiker advanced its commitment to addressing the systemic conditions that contribute to housing instability and intergenerational poverty.

Family Self Sufficiency
The Family Self-Sufficiency (FSS) Program continued to support Housing Choice Voucher participants through a five-year, employment-focused model designed to address the root causes of intergenerational poverty. In 2025, participants received targeted mental health messaging and individualized support from FCV case managers, with dozens of households receiving one-on-one assistance related to mental health challenges, financial instability and major life transitions.
I would say that I am extremely grateful for the opportunity to have been chosen for this program because it has allowed me to open so many doors for opportunities. I am so happy that I was able to earn my masters degree, learn about credit while being on the program the last 3 years. It has empowered me to build a beautiful future for my sons.

I am currently on the Section 8 program and I found out about the Family Self-Sufficiency Program from a letter I received from Maiker Housing Partners. I called Elizabeth Aryeetey, who enrolled me. This program helps working individuals save money that can be used at the end of the program (5 years) towards many things, such as down payment towards buying a home and much more. This program is encouraging me to set goals I didn't think would be possible without Elizabeth's help and guidance.

Housing Choice Vouchers
Maiker’s Housing Choice Voucher (HCV) Program expands access to safe, stable housing by administering federally funded rental assistance for households across Adams County and the surrounding region. Maiker partners with HUD, private landlords and community stakeholders to ensure that low-income residents can secure quality housing in the private rental market.
The HCV team manages vouchers serving a range of households, including veterans, families involved in the child welfare system, individuals with disabilities, people experiencing homelessness and young adults aging out of foster care. Staff works closely with applicants and participating households through all phases of the program, from eligibility and leasing to ongoing compliance and annual recertification.
In collaboration with Adams County landlords, the HCV team approves rental units, conducts inspections and monitors housing quality to verify that participating homes meet federal standards. Through strong financial stewardship and oversight, the program ensures accurate and compliant use of HUD resources while supporting housing stability and choice for participating members
Socially Conscious Community Development
Preservation & Renovation Projects
Village of Greenbriar
A comprehensive renovation transformed underutilized outdoor areas into vibrant, functional community amenities. New courtyards with walking paths, refreshed landscaping and dedicated gathering and BBQ areas were designed to enhance daily experience, and improve overall energy efficiency.
Overlook at Thornton
Renovations were completed across 160 apartments, delivering upgrades that enhance both resident comfort and building performance. Improvements included energy-efficiency enhancements and the creation of welcoming outdoor shared spaces that support connection and a brand new clubhouse and leasing office.
Acquisitions
Junegrass (formerly InnovAge Senior Thornton)
Maiker acquired 72 units of age-restricted senior housing in Thornton, welcoming a new community of members to our portfolio. Renamed Junegrass, the property offers various amenities, including an art studio, theater, library, raised garden beds, dog park and putt-putt green. To ensure a smooth transition, Maiker’s Property Operations and Family & Community Vitality teams partnered to deliver an onsite orientation, supporting residents as they integrated into the Maiker community.
New Developments
Brighton Farm Site
Maiker advanced plans for a mixed-use community consisting of 300-400 homes across one-to three-story buildings. The development emphasizes outdoor living and connection, with three-to-four acres dedicated to gardens, along with walking trails and shared open spaces.
Junegrass Phase II
Alongside the acquisition of Junegrass, Maiker secured an adjacent parcel for future development. Phase II will introduce a new 72-unit community for seniors that honors Thornton’s agrarian heritage while thoughtfully integrating with the surrounding neighborhood and existing housing mix.
Verrbena
Verrbena is a 70-unit community intentionally designed to advance sustainability and neuroinclusive living. Grounded in progressive design standards, this development represents a first-of-its-kind approach in Colorado, supporting accessibility, dignity and long-term community wellbeing. The community will also be home to a new Head Start preschool.
Welby Schoolhouse / Boyer’s Coffee Site
Located on the historic site of the former Welby Schoolhouse that functioned as the Boyer’s Coffee roaster and coffee shop, this planned development honors an important community anchor while meeting modern housing needs. Maiker designed a 117-unit, mixed-use community rooted in working-class living. Amenities include expansive green spaces, courtyards, community gardens, a dog run, electric vehicle charging stations and secure bicycle storage, all designed to complement nearby employment centers and strengthen neighborhood connectivity.
