Maiker Housing Partners works in partnership with the community to invest in opportunities that will increase housing affordability. Through these efforts, we transform physical spaces to facilitate community building.

Development Participation Policy

Per Colorado statute, private and public sector developers developing housing for persons who are low income can partner with Maiker to receive State property tax exemption. Because Maiker has limited staff and financial resources, it is necessary to establish the procedures and criteria that Maiker staff will use to evaluate and recommend proposals submitted by Developers to the Maiker Board. Village of Greenbriar

Exciting updates are happening at the Village of Greenbriar, where renovations are underway to enhance one of Maiker’s longest-standing communities. Updates include interior and exterior improvements that will modernize homes, improve energy efficiency and create more welcoming shared spaces for residents. These renovations reflect Maiker’s ongoing commitment to preserving quality, affordable housing while investing in the long-term stability of our communities.

Verrbena

The Uplands affordable housing project in Westminster is officially moving forward under its new name: Verrbena. This development is a 70-unit community rooted in sustainability and designed with neuro-inclusive living at its heart. Verrbena will become Colorado’s first residential development to voluntarily incorporate The Kelsey Inclusive Design Standards, expanding opportunity and belonging for residents with intellectual and developmental disabilities. The name pays tribute to Adams County Commissioner Eva Henry, whose unwavering leadership in housing, equity and community has shaped Maiker’s work. It also draws inspiration from the verbena flower, long associated with resilience, healing and transformation which are qualities reflected in the lives and stories of Maiker members. Verrbena is a community built for connection, dignity and the chance for every neighbor to thrive.

RECENTLY Completed Projects

Overlook at Thornton

Renovations at Overlook at Thornton were completed in January 2024, marking a $5.4 million investment in one of Maiker’s largest communities. All 160 units were upgraded with new appliances, cabinets, countertops, flooring and ceiling fans. Community amenities also saw a major transformation, with a new fitness center, mail area, lounge, pool and community room added to the clubhouse. In the spring, 18 newly renovated units became available for lease to help more families access safe, modern homes.

Crossing Pointe South

Crossing Pointe South is the second and final phase of a multigenerational community located in the Thornton Crossroads station area in Thornton. Crossing Pointe South completes the vision of an exceptional, inviting place for low and moderate-income families to be a part of a “cooperative” community.

Caraway Apartments

Caraway is a first-of-its-kind project in Adams County, located at 7401 Broadway. Maiker Housing Partners will repurpose the former Children & Family Services building into 44 units and create an additional 72 units of affordable housing, for a total of 116 total units. This is the first opportunity Maiker has had to adaptively reuse an existing office building. The site is in unincorporated Adams County just north of Highway 36 near the I-25 interchange.

Crossing Pointe North

Located at 104th Avenue and Colorado Blvd., this elderly family, affordable apartment community provides its residents with easy access to employment, shopping and other activities.

Thornton

Aztec Villa Apartments

Maiker Housing Partners led a nearly $12 million renovation of this 164-unit affordable housing complex, including installation of all new energy efficient heating/cooling systems and appliances. The renovation has not only dramatically improved living situations for residents and helped save residents up to 50% on their monthly utility costs, but also improved the neighborhood where Aztec Villa is located, one of the most economically disadvantaged areas in the City of Thornton.

Alto Apartments

Located on the northwest corner of 71st Ave. and Federal Blvd., this mixed-use development features 70 affordable housing units, 16,000 square feet of rentable commercial space and the new Maiker Housing Partners office. Alto also provides residents with on-site support services designed to minimize the barriers to maintaining self-sufficiency and enhance residents’ living experiences.
