Socially Conscious Community Development

Maiker Housing Partners works in partnership with the community to invest in opportunities that will increase housing affordability. Through these efforts, we transform physical spaces to facilitate community building.

Development Participation Policy

Per Colorado statute, private and public sector developers developing housing for persons who are low income can partner with Maiker to receive State property tax exemption. Because Maiker has limited staff and financial resources, it is necessary to establish the procedures and criteria that Maiker staff will use to evaluate and recommend proposals submitted by Developers to the Maiker Board. Crossing Pointe South

Crossing Pointe South is the second and final phase of a multigenerational community located in the Thornton Crossroads station area in Thornton. After the successful creation of 64 apartment homes for elderly families at Crossing Pointe North, Crossing Pointe South will complete the vision of an exceptional, inviting place for low and moderate-income families to be a part of a “cooperative” community. The 142 unit community will serve families earning between 30% and 70% of Area Median Income. Crossing Pointe South will follow Zero Energy Ready Homes and Enterprise Green Communities Certification in its quest for ultimate energy savings and comfort for its residents.

Caraway Apartments

Caraway is a first-of-its-kind project in Adams County, located at 7401 Broadway. Maiker Housing Partners will repurpose the former Children & Family Services building into 44 units and create an additional 72 units of affordable housing, for a total of 116 total units. This is the first opportunity Maiker has had to adaptively reuse an existing office building. The site is in unincorporated Adams County just north of Highway 36 near the I-25 interchange.

Crossing Pointe North

Located at 104th Avenue and Colorado Blvd., this elderly family, affordable apartment community provides its residents with easy access to employment, shopping and other activities.

Alto Apartments

Located on the northwest corner of 71st Ave. and Federal Blvd., this mixed-use development features 70 affordable housing units, 16,000 square feet of rentable commercial space and the new Maiker Housing Partners office. Alto also provides residents with on-site support services designed to minimize the barriers to maintaining self-sufficiency and enhance residents’ living experiences.

Aztec Villa Apartments

Maiker Housing Partners led a nearly $12 million renovation of this 164-unit affordable housing complex, including installation of all new energy efficient heating/cooling systems and appliances. The renovation has not only dramatically improved living situations for residents and helped save residents up to 50% on their monthly utility costs, but also improved the neighborhood where Aztec Villa is located, one of the most economically disadvantaged areas in the City of Thornton.

Village of Yorkshire

Sustainable construction practices were used to rehabilitate and modernize this 1970’s era, 200-unit apartment property located in a fast-growing area of Thornton near I-25. As part of the RTD FasTracks expansion, a light rail station is less than two miles from the Village of Yorkshire, providing this family-oriented community with enhanced mobility and access to nearby retailers, government services, a hospital, schools, childcare and recreation centers.
